Living in Aventura
Aventura is a compact city in northeast Miami-Dade, squeezed between Biscayne Bay, the Intracoastal Waterway and the Broward County line. Almost everything you need day to day — Aventura Mall, supermarkets, medical offices, restaurants and schools — sits within a few minutes' drive, which makes it popular as both a primary residence and a second home.
The Don Soffer Exercise Trail loops around the Turnberry golf course and is where the city walks, runs and cycles every morning. Beaches in Sunny Isles and Golden Beach are about ten minutes away, and the Brightline station makes day trips to Fort Lauderdale, West Palm Beach and Orlando easy without a car.
Aventura real estate
The market is dominated by condominiums: from 1970s–80s mid-rise buildings with generous floor plans to modern towers with full-service amenities, marinas and bay views. Townhouses and a limited number of single-family homes are found in gated enclaves and on the islands, including Williams Island.
Because condos make up most of the inventory, the building matters as much as the unit. Two apartments with the same price can have very different monthly fees, reserves and rental rules.
What I check before you buy
For every Aventura condo I review the association budget, reserve funding, the status of milestone and structural inspections required under Florida's post-2022 condo law, any pending or likely special assessments, insurance, and the building's rental policy (minimum lease terms and how many times a year you may rent). This is where most costly surprises hide — and where a good agent earns their fee.

Questions about Aventura
It depends on the building. Many Aventura associations set minimum lease terms and limit how many times a year a unit can be rented; some require board approval of tenants. I confirm the exact rules in the condo documents before you make an offer.
Fort Lauderdale–Hollywood International (FLL) is usually about 20–25 minutes away and Miami International (MIA) about 30–40 minutes, depending on traffic.
