Typical buyer costs
Lender fees and appraisal if you borrow, title and settlement fees, recording fees, and a share of prepaid items such as insurance, tax and HOA. For a condo, the association may charge an application, transfer or capital contribution fee.
Taxes on the mortgage
If you finance, Florida charges documentary stamp tax on the note and an intangible tax on the mortgage, each calculated on the loan amount at rates set by law. A cash purchase avoids them.
Typical seller costs
Agent compensation (negotiated), documentary stamp tax on the deed, payoff of any mortgage and unpaid HOA, and often the owner's title policy, which by local custom is paid by the seller in some counties but is negotiable.
Prorations
Property tax, HOA and rent are split between buyer and seller by closing date. Your closing disclosure shows each line before you sign.
