Pembroke Pines real estate guide: prices, pros & cons, risks
Suburban Broward with newer single-family homes, parks and well-regarded schools. More house and yard for the budget — a drive, not a walk, to the beach.
Living in Pembroke Pines
Pembroke Pines is one of Broward's largest suburban cities, stretching west toward the Everglades. Planned communities, lakes, parks such as C.B. Smith Park and plenty of shopping make it a practical, suburban choice. Neighbouring Cooper City and Miramar share the same relaxed, residential feel.
The Florida Turnpike and I-75 make commuting to Fort Lauderdale or Miami straightforward.
Pembroke Pines real estate
Single-family homes with private yards and pools are the core of the market, many in HOA communities built from the 1990s onward. Townhomes and villas offer a lower entry point.
What to check
HOA rules and fees, school zoning, roof age and insurance. Some communities restrict rentals or require approval of tenants — important if you're buying as an investment.
