Sunny Isles Beach — often called “Florida's Riviera” — occupies a thin barrier island between the Atlantic and the Intracoastal Waterway, just east of Aventura. Its skyline of glass towers sits directly on a wide public beach, with parks such as Samson Oceanfront Park and Heritage Park and the Newport fishing pier.
Daily life revolves around the beach: oceanfront parks, beach service in many towers, and shops and restaurants along Collins Avenue, with Aventura Mall about ten minutes away.

This is condo country. Options range from older oceanfront buildings with larger layouts and lower prices per square foot to new branded residences with private elevators, beach service and resort amenities. Intracoastal-side buildings offer sunset views and often lower fees.
Pre-construction projects appear here regularly. Buying early can mean better pricing, but deposit schedules, delivery dates and developer contracts need careful review.
What to watch for
Monthly maintenance in full-service towers can be significant, and insurance and reserve requirements have pushed fees up in some older buildings.
