Living in Hallandale Beach
Hallandale Beach is the first Broward city north of the Miami-Dade line, sharing borders with Aventura and Hollywood. You get the same beaches and shopping as its neighbours, plus Gulfstream Park with its restaurants, shops and racing, and a steadily improving city centre.
Many residents work or shop in Aventura — five minutes away — while paying Broward prices.
Hallandale real estate
Most homes are condominiums: oceanfront towers along South Ocean Drive, Intracoastal buildings with marinas, and newer developments near Gulfstream. Golden Isles offers single-family waterfront homes. Price per square foot is often lower than in Sunny Isles or Aventura, which makes Hallandale popular with first-time buyers and investors.
What to check
Many buildings date from the 1970s and 80s, so reserve funding, recent structural inspections and planned assessments are essential reading. I also verify rental rules — Hallandale has a strong seasonal rental market, but each association sets its own limits.
