Coconut Grove real estate guide: prices, pros & cons, risks
Miami's leafy bayfront village: canopy trees, marinas and sailing clubs, cafés and some of the city's best schools. Limited inventory and steady demand.
Living in Coconut Grove
Coconut Grove is one of Miami's oldest neighbourhoods, set on Biscayne Bay between Brickell and Coral Gables. It's defined by its tree canopy, bayfront parks and marinas — Dinner Key and the sailing and yacht clubs — and a walkable centre around CocoWalk with cafés and shops. Vizcaya Museum & Gardens is at its northern edge.
Several of Miami's most respected private schools are located here.
Coconut Grove real estate
Homes range from historic cottages and modern new builds on quiet streets to gated waterfront estates with deep-water docks. Bayfront condo towers offer a lower-maintenance option with marina views. Supply is limited, especially for waterfront homes, so good properties move quickly.
What to check
Tree-protection rules and historic designations can affect renovation plans. For waterfront homes we review elevation, seawall condition, dock permits and insurance — the same checks that protect value at resale.
