Living in Key Biscayne
Key Biscayne is a barrier island reached from Brickell over the Rickenbacker Causeway. The Village of Key Biscayne sits between two large parks — Crandon Park with its beach and marina, and Bill Baggs Cape Florida State Park with its historic lighthouse. Life is slower here: residents bike and use golf carts, children walk to school, and the island has its own police and fire services.
The island combines a quiet, private setting with a short drive to Brickell and Downtown.

The market splits between oceanfront condominiums with resort amenities and single-family homes, including luxury waterfront estates along the bay and canals. Inventory is small and prices are among the highest in Miami-Dade.
What to check
Many oceanfront buildings date from the 1970s–90s, so recertification status, reserves and insurance are key. For homes, flood elevation and construction standards matter; newer homes are often built to current flood codes.
