Principal and interest use the standard amortization formula M = P·r(1+r)^n / ((1+r)^n − 1). On top, most lenders collect property tax and insurance monthly in escrow; add HOA fees, flood insurance and PMI if your down payment is under 20%.
It depends on the property type and risk. Many Miami condos show modest cap rates after HOA, taxes and insurance, so compare net figures, check DSCR and model several scenarios rather than relying on a rule of thumb.
Generally 15% of the sale price when the seller is a foreign person; 10% if the price is up to $1M and the buyer will live there; 0% up to $300K in that case. The seller calculator estimates the withholding and a possible refund.
