55+ communities in South Florida: how they work

Age-restricted communities are one of the few lawful exceptions in housing, and each community sets its own rules.

What the law says

Under the federal Housing for Older Persons Act, a qualifying community may limit residents by age, generally by requiring that at least 80 percent of occupied units have a resident aged 55 or older and that it publish and follow age-verification rules. Each community must qualify to use the exception.

Community rules

Rules on guests, children, rentals and ownership differ. Many limit or delay renting, so read the declaration.

Costs

Monthly fees can include amenities, security and sometimes club access. Compare them with the price.
