How to make an offer on a home in Miami

An offer is more than a price. Terms, timing and protection can decide whether it is accepted and whether you are safe.

Research the price

Your agent compares recent sales and active competition in the same building or area. Offer a price based on that analysis, not only on the asking price.

Contract and key terms

Florida buyers commonly use the standard Florida Realtors/Florida Bar contract forms. Key terms are price, deposit, inspection period, financing and appraisal terms, closing date and what is included.

Deposit and escrow

The deposit is held by an escrow agent such as a title company or attorney. Know when it becomes at risk under your contract.

Protect yourself

Keep the inspection period long enough to review condo documents and inspect. Have an attorney or experienced agent review the contract. Lidiya Tretyak is a licensed Florida real estate agent with Douglas Elliman and speaks English, Russian and Ukrainian; the first consultation is free.
