Milestone inspections
Buildings of three stories or more must have structural milestone inspections once they reach a set age, repeated at set intervals, with the timing depending on state law and local rules. Ask for the latest report and what repairs it requires.
Reserve studies
Associations of larger buildings must complete a structural integrity reserve study and fund the reserves it lists, rather than waiving them. Underfunded reserves often lead to higher fees or special assessments.
Special assessments
A special assessment is a one-time charge to owners for major repairs. Ask the seller whether any is approved or planned and who pays it, and ask for the board minutes.
Buyer's cancellation window
On many resale condo contracts Florida law gives the buyer a short period after receiving the association documents to cancel and recover the deposit. Know the deadline in your contract.
Next step
Send the documents to your attorney and agent before the inspection period ends. Lidiya Tretyak is a licensed Florida real estate agent with Douglas Elliman and speaks English, Russian and Ukrainian; the first consultation is free.
